The purpose
of the sales ratio report is to provide a statistical analysis of the
relationship between sale price and appraised value. Statistical values
calculated are: ·
Ratio of appraised value to sale price ·
Mean ratio ·
Standard
deviation ·
COD ·
Aggregate
ratio ·
Median ·
Price-related
differential The report provides
two break levels: Neighborhood or Tax District and Class. Within class,
results can be stratified by sale price or acre size. |
Processing the CA113 – Sales Ratio ReportParameters for the
Sales Ratio Report are defined on CA81, and must be set before going to SY41. 1.
Go to CA81.

Use Sale Dates range. Format must be MM/DD/YY. (Example Enter the Validity codes. If you want to print only

Job: Report name should always appear here. For example, CA113. 2.
Server Name: Keep the server name that first
appears. 3. Printer_Name: Select a
valid printer or keep the displayed printer if one is present. 4.
Jurisdiction: Enter your jurisdiction. 5.
Tax Year: Enter the
current Tax Year. 6.
Spool File Name: Enter CA113.PDF to create the file in PDF
format (using Adobe’s PDF format). Otherwise, enter CA113.LIS to create the
file in text format. 9. ID1: Enter the
minimum Parcel ID to include in the report or zero to include all parcels.
Enter IDLIST to run the report on a specific list of parcels. 10.
ID2: If ID1 =
minimum Parcel ID, enter the maximum Parcel ID associated with the parcels to
include in the report. Enter ZZ to include all parcels. If ID1 = IDLIST,
enter the SETNAME of the IDLIST. 11.
ALT ID1 USE 12. ALT ID2 SHOW CONVEYANCE CODES (Y/N): ( 13. FCU: Formatting
code. Default is HPLLW. 15.
WHO:
Enter the report name for parameters
to be retrieved on CA81. Default is STANDARD. 17.

COMPARE VALUES: Enter one of the following: APR - Use the
aprland, aprbldg which is what is used currently INC - Use Income
which is broken down the following way: Land = landval (cost land) Bldg = Income - landval MKT - Use Market

reviewer fields, revland and revbldg. EXM - Use

Ratio: This is a
range that the report will recognize as outliers (ratios outside the range).
Ex: From 50 to 150 (anything below 50 or above 150 will be identified as an
outlier sale ) ID1

last ID range entered. These must be entered on SY41 when job is submitted. |

PRINT
RANGES: SALES PRICE: The user can
break down sale price into ranges for a more detailed statistical analysis.
For example: From 0 to 90,000 (will group sales between $0 and $90,000) ACRES: The user
can break down the acreage into ranges for a more detailed sales analysis.
For example: From 0 to 10 (will group sales of acreage between 0 acres to 10
acres) |

CLASS
INFORMATION: Enter the Class codes to be included
on the report. Statistics will be grouped by class. Up to twelve Class Codes may
be entered. Enter the Label for each class. The label can be a maximum of 5
characters. Class: The class of the parcels as
shown on CA12 class. To show apartments on the report use a class of Z. The
class of Z will look for any parcel that has a land use code of 401, 402 or
403 (apartment land use codes). Label: The label of the class. EX of R
= RES Stratify:
The class of R, C, I, A etc. |

Notes: CA81, The Sales Ratio Report screen, lets you set up parameters
for the Standard Sales Ratio report, CA113. You can sort the report in either
neighborhood code or tax district order. This sales ratio report calculates
the ratio of final value to sale price and uses the median ratio. CA113 is
run from SY41. Run Example: If you have a user that wants to do a
residential NBHD for 2003 for JUR 000, NBHD 10100003, the following

a Residential sales ratio report is being run, you would only want to pull in
residential properties for comparison.

File Name: Is the name of the file.
The user is able to specify which version of CA113
report they want to run. Using SEDIT (SY27), the user can perform this
operation. The password for this screen can be found on AASYS (SY95). The user
needs to query on table = PARMRATIO, and change VAL1 to the specific report
they want to run. If a query on PARMRATIO causes no records to return, you must
enter information on the SY27 screen. The following are the column and field
names with their appropriate entries on SY27.
